Senior Landscape Architect

Company: PT Bali Cahaya Makmur (BCM), trading as Markov Architecture

Working Hours: Monday to Friday, 9:00 AM to 5:00 PM
Starting Salary: IDR 25,000,000 per month
Performance & Salary Review: After 3 months

We are seeking one full-time Senior Landscape Architect to lead the creative and technical development of landscape packages from site analysis and concept design through technical documentation, procurement, construction and handover.

The Senior Landscape Architect will report to the Director of Architecture & Engineering. The role will work under the overall project design direction of the Senior Project Architect and coordinate closely with the Senior Site Development & Infrastructure Engineer, Structural Engineer, Plumbing & Drainage Engineer, Electrical & ELV Engineer, Interior Design team, Architectural Drafter, 3D Visualizer, procurement team, suppliers, specialist consultants and construction teams.

This is not a gardening, plant-supply or landscape-visualisation position. The successful candidate must independently produce refined, coordinated and construction-ready landscape designs that can be successfully built and maintained in Bali.

Key Responsibilities

Landscape Design and Site Planning

  • Lead the creative and technical development of the landscape discipline.

  • Interpret the project brief, architecture, interior direction, target market, budget, operational requirements and site conditions.

  • Analyse topography, existing vegetation, significant trees, soil, sunlight, wind, views, privacy, neighbouring conditions, drainage behaviour and microclimate.

  • Identify site opportunities, constraints and landscape-related risks.

  • Prepare or review tree inventories, tree-retention strategies, protection requirements and landscape site-preparation plans.

  • Develop landscape concepts, narratives, master plans, spatial strategies, material directions and planting directions.

  • Plan arrival areas, gardens, courtyards, pathways, terraces, pool surroundings, outdoor wellness areas and external amenities.

  • Develop circulation, viewpoints, privacy, screening, spatial transitions and relationships between buildings, interiors, landscape, water and existing natural features.

  • Apply contemporary European and international landscape principles in a manner appropriate to Bali’s climate, materials, plant supply, construction capability and maintenance conditions.

Hardscape, Planting and External Systems

  • Develop hardscape plans, setting-out plans, dimensions, sections, elevations and construction details.

  • Select and specify paving, natural stone, decking, gravel, edging, external finishes, furniture, planters, sculptures, signage and other landscape elements.

  • Coordinate steps, ramps, thresholds, pool edges, finished-surface falls, drainage interfaces and transitions between landscape and buildings.

  • Provide durable details suitable for tropical rainfall, humidity, sunlight, intensive use and local construction methods.

  • Address accessibility, slip resistance, edge protection, pedestrian safety and emergency, maintenance and service access.

  • Prepare planting plans, schedules, specifications, quantities and installation requirements.

  • Select appropriate trees, palms, shrubs, ground covers, grasses, vines and aquatic plants.

  • Consider mature size, growth patterns, root systems, shading, screening, water demand, maintenance, coastal exposure, salt tolerance, wind resistance, pests, invasive species, toxicity and compatibility with pools, buildings and occupied areas.

  • Specify plant sizes, maturity, quality, soil preparation, planting media, mulch, drainage layers, root barriers, staking and establishment requirements.

  • Define planting water demand, irrigation intent, coverage and zoning principles for technical development by the Plumbing & Drainage Engineer or irrigation specialist.

  • Define landscape-lighting atmosphere, preferred fixture locations, concealment and integration for technical development by the Electrical & ELV Engineer or lighting specialist.

  • Develop the landscape design intent around pools, water features and outdoor wellness areas while coordinating the required specialist engineering.

Technical Documentation and Coordination

  • Prepare or manage complete, coordinated and construction-ready landscape packages.

  • Produce landscape master plans, hardscape plans, planting plans, setting-out plans, schedules, sections, elevations, details and specifications.

  • Provide sufficient specification and quantity information for BOQ preparation, tendering, procurement and construction.

  • Prepare professional presentations, mood boards, material palettes and planting palettes.

  • Prepare clear briefs and mark-ups for the Architectural Drafter and 3D Visualizer.

  • Review landscape visualisations for compliance with the approved design.

  • Coordinate landscape design with architecture, interiors, structure, civil infrastructure, drainage, plumbing, electrical systems, pools, water features and specialist systems.

  • Develop local landscape levels, slopes and transitions within the site-wide grading and drainage strategy established by the Senior Site Development & Infrastructure Engineer.

  • Identify and resolve clashes, incomplete details, impractical interfaces and conflicting consultant information.

  • Maintain internal quality control over landscape drawings, schedules, specifications and coordinated issue packages.

Procurement, Construction and Handover

  • Coordinate with procurement staff, nurseries, suppliers, manufacturers and specialist subcontractors.

  • Review plant and material samples, mock-ups, shop drawings, method statements, technical submittals, contractor proposals and proposed substitutions.

  • Consider budget, local availability, lead times, durability, water consumption, replacement risk and maintenance requirements.

  • Support value engineering without weakening the essential design, performance or quality.

  • Conduct nursery inspections, tag plants and approve proposed plant material where required.

  • Reject damaged, diseased, undersized or unsuitable plants.

  • Inspect setting out, local levels, hardscape installation, service interfaces, planting, materials and workmanship on site.

  • Identify and require correction of non-compliant work, unsuitable substitutions and poor workmanship.

  • Prepare snagging and rectification lists and monitor the correction of identified defects.

  • Review as-built information, warranties, maintenance manuals and handover documentation.

  • Define plant-establishment periods, measurable maintenance standards and replacement obligations.

  • Confirm that the completed landscape can be safely operated and realistically maintained.

Leadership, Quality and Role Boundaries

  • Control the approved landscape package while working within the overall project direction established by the Senior Project Architect.

  • Manage landscape deliverables, deadlines, coordination comments and revisions.

  • Guide and review landscape work prepared by drafters and visualisers.

  • Maintain the approved landscape concept through design development, procurement and construction.

  • Coordinate local landscape levels and transitions without taking responsibility for site-wide civil grading, roads, platforms, external drainage strategy or utility engineering.

  • Define irrigation and landscape-lighting intent without approving hydraulic or electrical calculations outside the landscape discipline.

  • Define the apprance and landscape integration of retaining walls without taking responsibility for structural analysis or reinforcement.

  • Review specialist work for compliance with the landscape concept without replacing or certifying the work of the responsible engineer or specialist.

Requirements

  • Minimum 7 years of professional landscape-architecture or landscape-design experience.

  • At least 3 years in a senior or independently responsible position, personally controlling landscape design development, technical documentation, coordination and construction-stage review.

  • Bachelor’s degree or higher in Landscape Architecture or another directly relevant discipline.

  • Relevant higher education completed outside Indonesia or substantial and verifiable professional experience gained while working overseas.

  • Candidates whose relevant higher education and professional experience are both exclusively within Indonesia do not meet the required profile.

  • Strong written and spoken English.

  • Fluent Bahasa Indonesia.

  • Proven experience with luxury villas, apartments, resorts, hotels or comparable high-quality developments.

  • Demonstrated understanding of contemporary European and international landscape architecture and its practical application in Bali or a comparable tropical environment.

  • Strong knowledge of tropical planting, hardscape materials, landscape construction and long-term maintenance.

  • Ability to independently prepare complete, coordinated and construction-ready landscape packages.

  • Strong understanding of site analysis, master planning, planting, hardscape, local levels, drainage interfaces, irrigation intent, lighting intent and landscape detailing.

  • Understanding of relevant Indonesian and Bali requirements affecting landscape work, accessibility, environmental protection and external public interfaces.

  • Ability to coordinate effectively with architects, interior designers, engineers, specialists, suppliers, procurement staff and construction teams.

  • Strong AutoCAD capability.

  • Strong SketchUp capability.

  • Ability to use Microsoft Excel or equivalent spreadsheet software for planting schedules, material schedules and quantities.

  • Ability to prepare professional presentations, mood boards and material and planting palettes.

  • Strong quality-control capability and experience reviewing technical submittals, samples, mock-ups, shop drawings, substitutions and completed site work.

  • A portfolio containing at least three relevant landscape projects.

  • The portfolio must include at least one completed or substantially completed built project and at least one project developed from concept through technical documentation and construction.

  • Portfolio evidence must include master plans, hardscape information, planting plans and schedules, sections or elevations, level or drainage-coordination examples, material or planting palettes, approved visualisations and completed-site phtgraphs.

  • Shortlisted candidates must provide original or appropriately redacted technical documentation personally produced or managed by them.

  • Candidates must clearly identify their exact responsibility for every submitted project and distinguish their work from work completed by other team members.

  • Verifiable professional references and a proven record of completed work.

  • Willingness to work full-time between the Markov Architecture office, supplier locations, nurseries and project sites in Bali.

A portfolio consisting only of renders, planting images, basic residential landscaping or work primarily completed by other designers will not be sufficient.

  • Experience with an internationally recognised architecture or landscape practice.

  • Experience with luxury hospitality operators, branded residences, large resorts or mixed-use master plans.

  • Specialist knowledge of irrigation, water-sensitive design or sustainable landscape systems.

  • Arboricultural or horticultural qualifications.

  • Experience with rooftop gardens, vertical landscaping or complex water features.
